Delta Associates of Michigan, LLC plans to develop Enugu Pilot Village (Phase 1) in Enugu City as part of its long-term goal of developing and managing quality affordable housing in a modern planned community to residents of Enugu State and its surrounding communities. Enugu is a coal-mining town and the capital of Enugu State in Nigeria, West Africa. The State covers an area of approximately 12,727 kilometers (32,974.4 square miles) and has a population of 3,161,292 (1991 census).

In developing Enugu Pilot Village, great care has been taken to limit each condominium and apartment rental community to a maximum of 300 residents to reduce overcrowding and heavy density thus ensuring an elegant lifestyle. Features in each condominium and apartment rental community includes landscaped lawns, and designated parking spaces or carports, children’s playgrounds, bike trails, community center with offices, meeting rooms and adequate parking spaces, tennis courts, on-site lighting, 24 hour security gate personnel, borehole and water treatment facility, weekly garbage pickups, 24 hour Site Maintenance staff, and a full-time Site Manager.

TARGET POPULATION:

Our properties will be aimed at hardworking civil servants and other corporate employees who are currently facing acute shortage of decent affordable housing in Enugu State. Living in Delta Associates condominiums or rental community will give residents a true sense of family because we plan on involving residents at the level of resident selection, encouraging activities among residents, and identifying support services for residents.

 

 

 

UNIT SET ASIDES:

Certain percentage of the developed rental units will be set aside and shall be made available to government’s workers from salary level 8 and above and sale prices or rents on those units shall be based on each resident’s verified pay scale.

Our company, Delta Associates of Michigan, LLC is a full-service real estate development and asset/property management company.  Our mission is to develop, sell, rent, or manage real estate and help to improve the quality of lives of residents of Enugu State and its surrounding communities. To this development purpose, we registered a business in Nigeria known as “Padiman Associates, International”.

Our company, Delta Associates of Michigan, LLC, was established in USA in 1999 to help meet the demands of homebuyers, renters and other individuals seeking to acquire new homes or other income properties as a means of equity appreciation. The company is licensed, bonded, and insured and has a managing director with over 20 years of hands-on experience in housing development, real estate brokerage, and property management.

ACCOMPLISHMENTS:

Since its founding in 1999, Delta Associates of Michigan have acquired and managed several income properties and has helped many first-time homebuyers acquire new homes.  Prior to forming Delta Associates of Michigan, the President and Managing Director of the company, Godwin A. Maduko, had successfully coordinated the rehab, lease-up, effective inspections and management of several multi-family rental communities in Detroit, Michigan. 

Mr. Maduko has worked as the Principal Associate Real Estate Broker and Director of Asset Management for Church of the Messiah, non-profit, Housing Corporation located in Detroit, Michigan.  He was instrumental and responsible for establishing and expanding the housing corporation’s property management division thereby assisting in increasing that organization’s apartment portfolio size from 36 units to 203 units. Mr. Maduko was also nominated for the Neighborhood Impact Award of the 2003 Detroit Community Development Awards sponsored by the Local Initiative Support Corporation (LISC). Prior to completing his studies in Real Estate Development and Management, Mr. Maduko has worked as an Estate Clerk at the then Anambra State(now known as Enugu State) Housing Development Authority and was part of the team that developed, sold or managed the Abakpa Nike and Trans-Ekulu Housing Estates in Enugu, Nigeria.

 

SITE LAYOUT: ENUGU PILOT VILLAGE DEVELOPMENT, Phase One

 

 

There will be a gatehouse with restroom facilities on entrance to the development site. A maintenance building is located close to the main entrance. The development has a community center which contains offices and a multi-purpose hall. There is also a fully equipped playground with a picnic area and a gazebo. There are 2 tennis courts and a jogging track runs right round the development and passes by every one of the housing units.

 

APARTMENT BLOCKS FRONT ELEVATION:

 

 

Each of the 10 apartment blocks in the development has a footprint of approximately 840 square meters (9,043 square feet). Each apartment block is on 3 levels with 2 apartment units on each level. Access to each block of apartments is possible from the front and from the rear of the building. Each block has two staircases and each of the apartment units has a living area of approximately 140 square meters (1,515 square feet). Each apartment unit has 2 private balconies, one at the front and the other at the rear of the building. Each unit has a guest toilet off the living area and each of the three bedrooms has its own bathroom and a wardrobe.
