Our experienced team has broad knowledge in property acquisitions, financing, development/rehab, and apartment leasing and management. We offer services with several price points. Clients could pay us to perform certain tasks, or they could hire us to do specific specialized tasks that require licensing and further training, while they save money by doing other simple tasks they could handle themselves.

1 HOME BUYING OR RENTAL ASSISTANCE SERVICE:
We assist renters in locating new homes or in buying houses with an affordable mortgage payment which is at times equal to or lower than their current rental payments. We provide to our Clients a detailed financial breakdown of the cost of acquiring and maintaining a home so that purchase decisions could be made based on sound financial judgment and affordability. We also assist our Clients in locating houses in areas of their choice, doing initial walk-through inspections, making offers to purchase, and overseeing other required due diligence matters.

If property to be bought is an investment property, we utilize our more than 20 years of hands-on property development and management experience by researching the property data and providing operating cost and reserve analysis in order to determine the financial solvency of the property.

2 MORTGAGE LOAN FINANCING ASSISTANCE:
With so many confusing and ambiguous mortgage loan financing information floating out there, many consumers are spending thousands of dollars in high interest rates and closing costs. Our Company, as a Licensed Real Estate Broker with a Certified Mortgage Loan Officer, is in a unique position to assist and help home buyers understand the pro's and con's concerning different types of loan programs so as to select the best mortgage loan that the Client wants.

3 PROPERTY MANAGEMENT SERCICES:
In property management, we provide tenant screening services, rent collections, deposits, leasing vacant units, paying bills, preparing and monitoring owner-approved operating budgets, preparing monthly cash flow statements, preparing all required government reports, obtaining insurance and other bids for owner's approval, assisting in obtaining professionals for tax appeals or annual financial audits, and coordinating all maintenance and repair work as needed.

4 HOUSING DEVELOPMENT CONSULTING SERVICE:
Delta Associates provides housing development consulting services to small investors and local non-profit housing groups in areas of site acquisitions, development of initial operating pro-formas to determine affordable rents and funds available for debt service, and with the initial preparation of the Affirmative Fair Marketing Plans.

5 TEMPORARY BOOKKEEPING & HOUSING INSPECTION:
As we know, there are times in every business when there is a need for extra temporary help. Reasons may be vacation times, illness, or even department overload. On such occasions, our staff provides temporary bookkeeping and housing inspection services. Such services may include helping to lease-up vacant units using our experienced Certified Housing Tax Credit Compliance Professionals, or performing site/unit move-out inspections which includes assessing third-party unit damage charges to vacated residents based on initial resident move-in/move-out checklist provided by property owner. Our team is bonded and insured to perform the above services.
